Free Boiler Grants for Landlords
Can a landlord claim for a new boiler?
In certain circumstances, boiler funding may be available in the form of the Energy Company Obligation (ECO) Scheme.
The major big six energy companies fund the ECO scheme in order to help those on low incomes transition to a new, energy-efficient condensing boiler, helping them to reduce their energy bills and carbon footprint.
In reality, most applicants will not be entitled to a 100% free boiler and instead receive a subsidy towards the cost.
In order to receive the free boiler grant towards a new energy-efficient boiler, tenants must meet the eligibility criteria:
Tenants/applicants must reside in England, Scotland or Wales.
Be in receipt of certain benefits including income support and child tax credits.
Not exceed the maximum household income threshold.
If the gas boiler is currently broken and needs to be replaced, you can apply for funding and potentially get it replaced with a brand new energy-efficient A-rated model.
If you're a boiler you may also want to consider Landlord Boiler Cover which is a service plan designed primarily to protect a landlord’s boiler from unexpected breakdowns.
Moreover, it gives your tenant the ability to book in with a heating engineer if there’s a breakdown or some sort of emergency (e.g., a gas leak).
2024 Update: It's no longer possible for Landlords to claim free boiler grants for their rental properties via the ECO scheme. A popular option is boiler financing, which you can obtain a quote for online, here.
Best Boilers for Landlords and rental properties
If you own a rental property, it often makes sense to be as economical as possible.
Although it can be tempting to opt for lesser-known and budget brands, it’s not always the best strategy, especially if something goes wrong down the line.
We did the research and found out which brands are officially offering the worst boilers and it’s likely your tenant will be just as interested. It’s not all about the boiler itself either, but the aftercare, warranty length and ongoing support, it’s all important in the long term.

Thankfully, we offer a range of boiler brands to meet all budgets and we only offer boilers from award-winning manufacturers for added peace of mind. With that in mind, here are some of the brands we offer:
Alpha Boilers
Headquartered in Kent, Alpha Innovations or simply Alpha boilers is a relatively new entrant to the UK market, but due to its making a competitive offering, its reputation has quickly outshined older rivals.
The Alpha E-Tec is our budget offering and the cheapest boiler we install. It comes with an exclusive 10-year warranty (when purchased via Heatable) and for the price point is exceptional quality.
For instance, the E-Tec has a stainless steel heat exchanger, something you would often only find in premium brands, while most rivals use less durable aluminium.
In 2021, the brand was awarded the Good Housekeeping Award and their customer reviews on the likes of Trustpilot demonstrate that this is a brand that takes aftercare and support seriously.

Worcester Bosch Boilers
Worcester Bosch has been a long-standing, household name in the British boiler industry for several decades.
They offer a wide range of combi, systems and regular boilers and have held the Which? Best Buy Award for 10 years in a row (no other boiler brand has achieved that).
The Worcester Bosch 2000 is the brand’s entry-level combi boiler model and officially their quietest too, it’s also compact enough to fit into small spaces. These attributes make it ideal for small properties, flats and studio apartments.
Just like Alpha, when purchased through Heatable, you will be getting a 10-year guarantee with all new Worcester Bosch boiler installs.

Viessmann Boilers
Viessmann is a relatively new boiler brand in the UK market, but the truth is that they have dominated the European market for a long time, so they certainly know a thing or two about boilers.
Viessmann boilers are manufactured in Germany, so benefit from reliable German engineering and so are considered a more premium brand.
In 2021, they were awarded a Which? Best Buy Award and their new 050-W model is hydrogen ready, super sleek and can be used in conjunction with all of the most popular smart thermostats.

Boilers for Landlords FAQ
As a landlord, what are your legal responsibilities? What do you need to do in order to make sure the boiler on your property is safe and in line with those responsibilities?
Here is a brief overview:
Do Landlords have to service the boiler? Yes, all gas boilers within your rental property need to have an annual service by law. During a service, a registered Gas Safe Engineer will carry out a thorough check to ensure the boiler is safe to use and operating at its optimum.
Not only will a boiler service identify safety issues, such as carbon monoxide leaks, but it will help identify minor faults, which can then be repaired before they turn into major boiler problems, which can involve out-of-hours call-out charges and be expensive to deal with.
What is a CP12 Certificate? A CP12 certificate is a type of safety certificate required for all landlords that have had a new boiler installed in their rental properties.
The good news is that you can order this at the same time as you get your new boiler installed with Heatable. Simply add it to your cart when you are at the checkout. How do you keep the warranty valid? All boilers purchased via Heatable come with a manufacturer’s warranty, in order to keep this valid, you need to abide by the conditions of cover which includes ensuring you have an annual boiler service carried out.
It also means registering the warranty within 30 days of it being installed, but don’t worry, we take care of that for you.
Do you need to bleed your radiators?Bleeding the radiators will help to remove any excess air from them, which can cause cold spots and impact efficiency.
It’s a great way to ensure your tenants are comfortable year-round and the best part is that it can be a DIY task, or you can just as easily request the engineer to do it at the same time as the annual service. What do tenants need to know about their boiler? Like anyone who is not qualified and registered as Gas Safe, nobody should tamper with the boiler itself and if any issues are suspected, they should be reported to the landlord at the earliest opportunity.
Of course, if a gas leak is suspected, then this is an emergency and should be reported to the emergency gas line immediately.
However, it makes good sense to familiarise your tenants with the basic boiler controls, as well as how to notice changes in pressure and operate the thermostat.
